How often should commercial carpets be deep-cleaned?+
Depends on traffic. Executive offices and corporate common areas: annually or bi-annually. Medium-traffic commercial spaces: 2-4 times per year. Heavy-traffic corridors (lobbies, hallways, conference rooms): quarterly or monthly with interim low-moisture. Daily vacuuming supplements but does not replace deep extraction.
Will the carpet be soaking wet for hours?+
No. Truck-mount extraction uses high-temperature water and very high-vacuum recovery — most commercial carpets dry-to-use within 4-6 hours. High-vacuum extraction plus engineered air movers keeps dry times short. For spaces that cannot afford the 4-hour window, we offer low-moisture encapsulation that dries in 30-60 minutes.
Can you remove old stains?+
Usually yes, with the right protocol. We pre-identify stain types during the walk (coffee, ink, rust, biological, tar, etc.) and apply the appropriate chemical: oxidizer for tannin, reducer for metal-based, enzyme for protein, solvent for oily. Some stains (bleach damage, some dye spills) are permanent and we flag them honestly rather than pretending to treat them.
Do you handle carpet warranty-approved methods?+
Yes. Shaw, Mohawk, Milliken, Interface, Tandus-Centiva, and most commercial carpet manufacturers approve hot-water extraction as warranty-safe when done to IICRC S100 standard. We document the method on invoice so warranty claims are defensible.
What about upholstery — office chairs, couches, cubicle panels?+
Yes. Office task chairs, executive leather chairs, lobby upholstery, cubicle fabric panels, boardroom seating. Fabric-safe cleaning with fiber-type-matched methods. Leather conditioning separately.
Do you work after-hours?+
Yes. Most commercial carpet cleaning happens after-hours or weekends to avoid tenant disruption. Dry times usually mean offices reoccupy the next morning without issue.
What is encapsulation and when do we need it?+
Encapsulation is a low-moisture cleaning method where a polymer solution surrounds soil particles; they crystallize and are vacuumed out during normal maintenance. Useful for heavily used corridors with constant traffic where a wet extraction is disruptive. Best as an interim between deeper extractions, not a substitute.
